Premises across western Suffolk
Shops, professional suites, clinics, restaurants and small industrial units — maintained on a schedule, with a written record for every unit.
A record per unit. Not a tick against the site.
A visit sheet saying “serviced” is worth very little on the day something fails. Every unit gets its own record, carrying numbers that can be compared against the previous visit — and the record is yours, not ours.
The test of a maintenance record is whether a different contractor could pick the site up from it. Ours are written to pass that test.
- FiltersChanged, sizes and quantities recorded on the unit as well as on the sheet.
- CoilsBoth faces inspected and cleaned, condition graded, pressure drop noted.
- Belts and bearingsTension and alignment set, part numbers listed, worn sheaves flagged rather than quietly re-belted.
- ElectricalContactors, capacitors and terminals checked for pitting and corrosion.
- CombustionTested with instruments before the heating season, in September rather than December.
- EconomisersDampers driven through their range, minimum outside-air position recorded as a number.
- CondensateDrains, traps and overflow switches cleared and function-tested.
- ControlsSchedule documented as actually programmed, before anybody proposes changing it.
Doors that fight you are a ventilation fault, not a cooling one.
A hood or an extract system pulling harder than its make-up air can supply puts the whole building under negative pressure. Doors get heavy, the front of house draws outside air through every gap it has, and the heating or cooling spends the day losing an argument with the kitchen.
It arrives as a comfort complaint and gets quoted as a cooling fault. It is measurable, and measuring it costs a great deal less than adding capacity to fight it.
Where the answer is make-up air rather than more cooling, that is what we will say — even though it is the less profitable sentence.
What is not ours, named before you ask.
- Hood cleaning and fire suppressionSeparate trades with their own certifications. We will tell you what we saw and who should look at it.
- Roofing, curbs and structurePhotographed and reported. A unit replacement is the one moment the curb is accessible, and we will say so then.
- Electrical distribution beyond our isolatorsOurs stops at the disconnect.
- Plumbing beyond the condensateIncluding anything that arrives as a leak but is not ours.
And three things we will not put in a contract
- A guaranteed response time in hoursWe will tell you where you are in the queue and call back. A printed number gets broken on the first properly cold night, which is exactly when you would be relying on it.
- A percentage off your energy billA negative building and a seized economiser both cost real money and fixing them helps. The figure comes after the survey.
- Equipment lifespansWe will tell you what we measured and what it means. We will not put a number of years on a machine we have just met.
